Dude Ranch and Guest Ranch Insurance

Dude and guest ranches combine the best of Western hospitality with real adventure, offering guests everything from horseback riding and cattle drives to fly fishing, whitewater rafting, and campfire cookouts. That blend of livestock, recreation, and lodging also creates a uniquely complex risk profile that standard insurance policies are not designed to handle.

The John Bailey Company specializes in insurance for outdoor recreation and hospitality businesses. Since 1946, we have been a family-owned agency based in Knoxville, Tennessee, and we currently insure outdoor and recreation operations in 20+ states. We understand the risks that come with mixing guests, horses, and wide-open spaces, and we know how to build the right coverage around your operation.

Dude and Guest Ranch Operations We Insure:

  • Traditional dude ranches with horseback riding programs
  • Working cattle ranches that host paying guests
  • Luxury guest ranches and resort-style operations
  • Ranch retreats offering corporate, wellness, or group experiences
  • Ranches with on-site activities (fishing, rafting, ATV tours, shooting sports)
  • Ranches with food service, dining halls, and chuck wagon operations
  • Properties that host weddings, rodeos, or special events
  • Seasonal and year-round operations
  • Owner-occupied ranches and manager-operated properties

Why a Standard Farm or Ranch Policy Won’t Protect Your Dude Ranch

A standard farm or ranch insurance policy is designed for agricultural operations, not hospitality businesses. The moment you accept paying guests, your operation introduces a set of risks that farm policies were never built to cover: guest injuries during trail rides, food service liability from your dining hall, lodging claims, commercial guest transportation, and much more.

Guest ranches also face elevated property risk. Many are located in remote, fire-prone areas with high-value improvements like lodges, cabins, stables, and arenas, often built with frame construction that is largely unprotected from wildfire. A specialized dude ranch insurance package ensures you have proper coverage for the full scope of what you do.

What Does Dude Ranch Insurance Cover?

A comprehensive dude ranch insurance policy from the John Bailey Company can be customized to include the following coverages:

Standard Insurance Options Available:

  • General Liability: Covers guest injuries, third-party property damage, product liability, and personal injury claims arising from your ranch operations
  • Equine Liability: Specifically covers horseback riding injuries, animal bites, and incidents involving horses during trail rides, arena activities, and instruction. It is critical that your policy contains no animal bite exclusion
  • Commercial Property Insurance: Protects your lodge, cabins, barns, stables, arenas, dining facilities, and contents from fire, weather, smoke, theft, and vandalism
  • Business Interruption / Loss of Income: Replaces lost revenue and covers ongoing expenses if a wildfire, storm, or other covered event forces you to close during your operating season
  • Workers’ Compensation: Required in most states for operations with employees; covers medical costs, lost wages, and legal defense for work-related injuries to your wranglers, kitchen staff, and other team members
  • Umbrella / Excess Liability: Provides additional liability coverage beyond primary policy limits, often up to $5 million or more for high-value ranch operations

Special Coverages Offered:

  • Mobile Equipment Coverage: Covers ATVs, tractors, Bobcats, lawnmowers, and other ranch equipment that general liability and commercial auto policies exclude
  • Commercial Auto: Covers trucks, pickups, trailers, and guest shuttle vehicles used in your ranch operations
  • Liquor Liability: Essential if you serve beer, wine, or spirits to guests at meals, campfire events, or saloon-style gatherings
  • Food Service Liability: Covers claims from your dining hall, outdoor cookouts, chuck wagon dinners, and any food preparation operations
  • Crime Coverage: Protects against employee theft and other crime-related losses that property insurance does not cover
  • Event Liability: Additional coverage for ranches that host rodeos, weddings, corporate retreats, or other special events
  • Directors & Officers: Protects individuals in management roles if they are sued for decisions made while running the ranch business
  • Abuse and Molestation Coverage: Critical for ranches that work with children or vulnerable adults through youth programs, camps, or nonprofit partnerships
  • Personal Property Endorsement: If you live on-site, this extends coverage to your personal home, belongings, and vehicles

Our Process

Our process is simple. Here is how we work:

1) We Learn About Your Business

First, we discuss your dude ranch or guest ranch operation and craft a risk management solution tailored to your needs.

The following includes a few of the standard questions we typically ask during your initial consultation:

  • How many guests do you accommodate at one time, and how many per year?
  • How many horses do you have, and what age groups are allowed to ride?
  • What activities do you offer (trail rides, arena activities, cattle work, fishing, rafting, ATV tours, shooting sports)?
  • Do you provide food service, and do you serve alcohol to guests?
  • Do you operate year-round or seasonally?
  • What is the total property value, including lodge, cabins, barns, arenas, and equipment?
  • Is the property in a wildfire-prone area?
  • How many employees or seasonal staff do you have?
  • Do you use liability waivers and have a horse safety program in place?
  • Do you host special events such as weddings, corporate retreats, or rodeos?
  • Have you filed insurance claims in the past? If so, what risk management practices have you put in place to prevent future incidents?

2) We Shop the Insurance Companies

After learning more about your insurance needs, we shop the insurance companies for you and then present a menu of recommended plans for your review.

Once you pick the coverage options that align with your risk appetite, our team can deliver a certificate of insurance to you quickly to ensure your business is protected.

Equine Liability and Ranch Regulations in Tennessee

Tennessee’s Equine Activities Liability Act (Title 44, Chapter 20) provides limited immunity to equine activity sponsors and professionals for injuries that result from the inherent risks of equine activities. This means that if a guest is injured during a horseback ride due to the unpredictable nature of horses, the ranch may have some protection from liability.

However, this protection has important limits. A ranch operator can still be held liable if they provided faulty equipment or tack, failed to warn of a known dangerous condition on the property, or showed willful or wanton disregard for guest safety. Tennessee law requires operators to post specific warning signs on the premises and include statutory warning language in all written contracts with participants.

While the Equine Activities Liability Act offers a layer of legal protection, it is not a substitute for insurance. It does not cover property damage, employee injuries, food service claims, vehicle accidents, or any of the other risks a guest ranch faces daily. A comprehensive insurance policy works alongside Tennessee’s liability protections to give your ranch the full coverage it needs.

Tennessee also requires guest-facing hospitality businesses to collect the state sales tax (7%) plus applicable local taxes. If your ranch includes food service operations, you may be subject to additional health department regulations. Insurance carriers often require proof of regulatory compliance, so maintaining proper permits and tax registrations is important for both legal and coverage purposes.

Frequently Asked Questions About Dude Ranch Insurance

How much does dude ranch insurance cost?

Dude ranch insurance premiums vary significantly based on the size of your operation, number of horses, types of activities offered, guest capacity, property value, wildfire risk, location, and claims history. Minimum premiums for resort and guest ranch programs typically start around $10,000 per year. The best way to get an accurate estimate is to schedule a free consultation with our team so we can understand your specific operation.

Does my policy need to specifically cover horseback riding?

Yes. Many general liability policies exclude equine activities or include animal bite exclusions that would leave you exposed. It is critical that your policy specifically covers horseback riding, trail rides, arena activities, horse care instruction, and any other equine activities you offer. Always verify that there is no animal bite exclusion in your coverage.

Are liability waivers enough to protect my ranch?

Waivers provide a layer of protection and are strongly recommended, but they are not foolproof. Courts do not always enforce waivers, especially when negligence is involved, when the waiver language is unclear, or when minors are participants. You still need comprehensive liability insurance to cover situations where waivers may not hold up.

What about wildfire risk?

Many dude and guest ranches are located in wildfire-prone areas with significant property values and frame construction. Standard policies may limit or exclude wildfire coverage in high-risk zones. We work with carriers that understand ranch properties and can build proper wildfire coverage into your policy, including business interruption protection if you are forced to close during fire season.

Do I need separate coverage for each activity I offer?

Not necessarily separate policies, but each activity must be specifically listed and covered on your insurance. Activities like rafting, ATV tours, shooting sports, swimming, and zip-lining each carry their own risk profile. If an activity is not scheduled on your policy, a related claim could be denied. We help ensure every activity your ranch offers is properly covered.

Can I cover my personal home if I live on the ranch property?

Yes. If you live on-site, your dude ranch insurance can include a personal property endorsement that covers your home, personal belongings, and personal vehicles. You can also add a personal liability endorsement for non-business occasions, such as family gatherings. For additional protection, a personal umbrella policy can add higher limits on top of your existing coverage.
